Good to know

Il Mulino is a villa in umbria with a private pool, set in the glorious, forested hills above Lake Trasimeno, close to Perugia and Cortona, and ideally placed to explore both Umbria and Tuscany . Created from a centuries-old stone-built flour mill, the house nestles by a small stream in a beautiful, wooded valley, and the garden merges seamlessly into the surrounding forest.

The house sleeps six and has its own private pool. Il Mulino is traditionally constructed, with beamed ceilings and tiled floors overlaid with colourful rugs. The kitchen is modern and practical, with many new appliances, but is constructed in a typical Umbrian style. The walls of the house are almost a metre thick in places and this, together with Il Mulino’s wooded valley setting reliably provides a cooler environment during the Umbrian summers.

Accommodation

This historic stone mill has been transformed into a charming villa in umbria with a private pool.

On the ground floor, a sunny stone terrace for relaxed alfresco eating leads into a substantial, fully equipped kitchen/dining room with separate pantry. When sitting at the kitchen table, or standing at the counter cooking, the view outside is of the little stream burbling its way past the house, wending its way through the evergreen oaks of the Umbrian woods.

A guest cloakroom is to the right of the kitchen entrance. Directly ahead, broad steps lead into a large sitting room with sofas guarding a typical Umbrian fireplace, and with a table for playing board games or for setting up a computer. The sitting room leads out through double doors to an informal stone terraced garden and then to the sunny and sheltered pool area.

A staircase from the kitchen leads up to the first floor, where you will find one king and one convertible twin bedroom that share a shower room, and one convertible super-king bedroom with ensuite bathroom. The master bedroom has french doors leading out to a small terrace and to a flight of stairs back down to the garden. All the the bedrooms are spacious and light, styled in a traditional manner with pretty linens.

Wir haben sehr viel Erfahrung mit Ferienhäusern, aber in diesem Fall gibt es einfach gar nichts auszusetzen. Für jede Stunde des Tages gibt es einen geeigneten Platz im Haus, am Haus, ums Haus herum. Ob man es in der Sonne mag oder im Halbschatten, alles ist möglich. Die Gesamtatmosphäre, die sich aus absoluter Ruhe, Wald, Haus, Stil und Ausstattung ergibt, ist ungemein harmonisch und entspannend. Wenn man den Ort betritt ist man sofort im Urlaub. Wunderbar! We have a lot of experience with holiday homes, but in this case there is simply nothing to complain about. For every hour of the day there is a suitable place in the house, on the house, around the house. Whether you like it in the sun or in the shade, everything is possible. The overall atmosphere, which results from absolute peace, forest, house, style and furnishings, is incredibly harmonious and relaxing. When you enter the place you are immediately on holiday. Wonderful! So a big compliment to the landlords for this successful holiday experience.

“ Perfect location for total peace and quiet ”

Arrived following a week near the coast. The mill is a perfect location for total peace and quiet. The pool was well used. For day trips we'd recommend Gubbio, Perugia, Assisi and the lake/beach at Passignano. We enjoyed star gazing one night and saw shooting stars. A fabulous holiday, thank you.

Around Il Mulino

This is a beautiful, hilly, densely wooded area of Umbria (known as Italy’s ‘Green Heart’), unspoilt by mass tourism and with spectacular views. Head south and in 30 mins you'll reach Lake Trasimeno, a large lake with beaches, water sports and pretty islands you can reach by ferry. This was also the site of one of Hannibal's greatest battles with the Romans in 217 BC, and there is a museum to visit in Tuoro.

Perugia, Cortona, Assisi and Arezzo are popular sightseeing destinations easily reached from the house. There is also the opportunity to explore Umbria’s lesser known but exquisite hilltop towns, such as Gubbio and Spello with their narrow, cobbled side streets and authentic cafes and restaurants.

Whether you are a hiker, mountain biker or horse rider, there is a whole network of well-conceived trails to explore. Both horses and bikes can be hired locally.

The area is rich in great art created by the Renaissance masters who worked here. The 15C mannerist Perugino lived and painted here and taught the young Raphael in his studio. Giotto’s masterpiece series of frescoes on the life of St Francis draws visitors to the Basilica in Assisi. Piero della Francesca was born in Sansepolcro, just across the Tuscan border, where his depiction of The Resurrection can be viewed, regarded as one of the greatest frescoes ever painted.

A stay in Il Mulino allows easy access to a myriad of fascinating places in both Umbria and Tuscany. Or you can simply relax and enjoy the climate, the pool and the peaceful surroundings of this unique country house.

Is Il Mulino perfect for you?

For availability and pricing see the calendar above. To book online click on your desired arrival date, then on the departure date. The calendar will grey out dates for stay lengths that are not accepted - most villas book Sat to Sat but many also allow shorter stays or odd dates.

If you have any questions or would like help choosing, we visit our properties regularly and can help you select the best villa for your holidays.

We can hold dates for you for 48 hours while you make sure everything lines up, then you simply pay the deposit (30% of total) to secure your booking. The balance will then be due 10 weeks before you travel.

Easy cancellation

Simply add "XCover" to your booking for a full refund if you can't travel. For more details see our Booking Conditions and XCover. You can add XCover to your booking at any time until you have paid your balance, ask your agent. If you simply need to change your dates please let us know: we can often modify your booking rather than cancelling outright.

Worth knowing

Many local administrations now charge a “Tourist Tax” for people staying in rented accommodation and these vary from town to town. The charges are generally per person per night with a maximum number of nights, usually around 5 but sometimes 7, beyond which they will not charge. The charges range between 50 cents to 5 euro. Children are sometimes included, sometimes not and these charges should be collected by the property owners.
