Restored with care and enthusiasm, this lovely farmhouse is perfect for a large family reunion or a group of friends. Just 15 minutes from Casole d'Elsa and the dramatic Etruscan city of Volterra, the house is situated in a wonderful hilltop position.
Furnished patios allow for sun or shade and beautiful panoramic views. The fenced pool with a decked gazebo at the far end is 50 m. from the house opposite a professional hard tennis court.
Beyond the landscaped gardens, hills are clothed in Mediterranean bush and mixed woodlands, teeming with rare flowers, butterflies and game, wonderful for long exploratory walks.
There are about 3 kms. of a really good farm lane approaching the house, and although quite isolated, there are other houses just out of sight.
The couple that looks after the property live in Casole and are available for extra cooking and cleaning if required. They will also babysit for you on occasion and enjoy looking after guests. The owners frequently stay in their lovely holiday house; as a consequence it has everything you need for a family or a group of friends, including plenty of books and games. Delightful to look at, well planned, comfortable and beautifully furnished with a mixture of antique and classical furniture, Villa Amorosa is a paradise for children and adults alike.
The ground floor entry is into a large room with a formal dining table for 8 and an upright piano. A wide arch and a single step leads up to the bright living area which takes in the countryside through its arched picture window. Chesterfield sofas and armchairs face an handsome stone fireplace while French doors open to a furnished pergola.
A wide hallway from the dining room leads past the laundry room to the big, square kitchen with a farmhouse table, antique Tuscan dresser and granite countertops around a large 6-hob cooker. Glazed doors open onto a furnished shaded patio, an enticing outside dining area looking down towards the pool. A sliding door off the kitchen access a guest WC, and a corridor off of which are three bedrooms. There is a double bedroom with ensuite bathroom with separate shower, and two bedrooms that share a shower room - a double and a bedroom with independent garden access, whose single sofa is easily converted into a double bed.
Further sleeping accommodations are on the first floor, reached both by internal and external stairs. There are two double bedrooms, one of which the particularly spacious master bedroom, a twin bedroom that can be set up as a double on request and a single room, easily converted into a double, which accesses the furnished loggia, itself a wonderful spot for an evening cocktail. Three shower rooms, one of which with two washbasins, serve guests on this floor. Also on this floor is a sitting room with sofa, bookshelves full of summer reading, and a door to the original external staircase landing that frames views of Casole d’Elsa. At the foot of the stairs are a barbeque and the old wood oven, which can happily prepare pizza for the whole crowd.

Our stay was relaxed and trouble free. Very well equipped kitchen, BBQ and Pizza oven all worked well to ensure everyone was happy. AnnaMarie cooked two evenings - her food is delicious and very local in its style and ingredients. Only suggestion would be to put a toddler proof closure/latch on the gate to the pool enclosure to make the most of the fencing and to provide maximum peace of mind. The tennis court and equipment and pool were all excellent.
Definitely our best villa in Tuscany all round in over 30 years.John and Melanie staying in Villa Amorosa . Jun 2022
My extended family (6 adults, 1 infant) had a beautiful stay at Villa Amorosa. We especially enjoyed the swimming pool (completely fenced in; a plus for those with children!) and the screens in all of the windows (there were some bugs in the house, as it's a in a pretty rustic, remote locale, but the screens in the windows significantly cut down on that and allowed for a nice breeze). We also had a cook come in and prepare a beautiful meal (thank you for helping us set this up, Kim and Dan!) The house is a bit of a drive from the grocery store and town, but it worked wonderfully for us, and we'd highly recommend it to others looking for a relaxed, family-oriented stay.J.P. staying in Amorosa . Property was great and Invitation to Tuscany were super helpful. however the property was missing a few things, eg bin bags and instructions for refuse / recycling. wifi was poor and inconsistent, no ice making facility, no dishwasher tablets, rinse aid and salt and clothes washing detergent. coffee making was inadequate for the property size, (2 x 2cup expresso makers). the master bedroom was full of the owners belongings so we had to live out of our suitcases! the BBQ / Oven had no equipment and didnt work owing to lack of fire bricks to raise grill from charcoals. we had a great stay but it would have been better if we had been advised of the above or it had been supplied.
Thanks Ben, I'll let the owner know - those items shouldn't have been missing, and the master bedroom can be easily cleared. The wifi is a mystery, we get different reports, but it's definitely not being consistent, we'll investigate. Cheers, DanBen H from UK staying in Amorosa . Jul 2022
Seen from the house, the hill village of Casole d’Elsa will naturally be one of guests’ first destinations, for its lively community fills its main street and two village squares with a great variety of events throughout the year - from its bareback July Palio horserace to concerts in the church cloisters or dances under the stars behind its castle / town hall.
On a somewhat larger scale, walled Volterra dominates its hilltop and overlooks a striking clay-rich landscape. One of the oldest cities in Italy, it has both one of the largest Etruscan collections in the world in the Guarnacci museum as well as fascinating Roman ruins. The town centre is a maze of winding cobbled streets, connected with narrow, arched alleys which then open to large squares encircled with palaces that wear their centuries with grace.
Siena and San Gimignano, with their wonderfully intact medieval centres are easily reached, as are the Chianti villages synonymous with ruby red wine. Should one ever feel land-locked, sandy beaches are little more than an hour away near the coastline towns of Cecina and Vada. Yet no matter how wonderful the excursion, returning down the sun-dappled drive to Villa Amorosa is bound to bring a smile.
The local village, Casole d'Elsa, is a lively place with restaurants, cafes and festivals - they even have their own Palio
In early July the village has its own Palio
Horses race up the dirt packed track below the village
The Etruscan city of Volterra is only 20 minutes away
The medieval towers of San Gimignano are under an hour away
The beautiful rolling hills of the Val d'Orcia are within easy driving distance
Siena is just an hour away
Panzano, Castellina, Radda are all Chianti towns within easy driving distance

Many local administrations now charge a “Tourist Tax” for people staying in rented accommodation and these vary from town to town. The charges are generally per person per night with a maximum number of nights, usually around 5 but sometimes 7, beyond which they will not charge. The charges range between 50 cents to 3 euro. Children are sometimes included, sometimes not and these charges should be collected by the property owners.
