Originally constructed in the 11th century as a watchtower along the renowned Via Francigena, which served as a route for merchants and pilgrims traveling from Western Europe to Rome, Villa San Donato stands amidst 30 hectares of land filled with olive groves, fruit trees, horticultural and medicinal herbs, providing panoramic views of the Tuscan countryside.
The villa boasts terracotta flooring, exposed ceiling beams, and a grand fireplace, all adorned with elegant furnishings. Outside, guests can enjoy amenities such as a swimming pool, a vegetable garden available for guests, and an organic farm where olive oil is produced.
The caretaker resides in the farmhouse adjacent to the guests' villa, offering discreet assistance with requested services while ensuring that the guests' privacy is maintained.

The property comprises two houses, with the guest house spanning 300 square meters and situated within the main villa.
On the ground floor, guests will find a fully equipped kitchen, a dining room, and a double bedroom with an ensuite bathroom, offering direct access to the garden. Access to the double bedroom is via three steps from the hall. Additionally, a loggia is present on this floor, providing an outdoor space where guests can find an external bathroom with a shower.
Moving to the main floor, a spacious living room with a fireplace awaits, along with three bedrooms, each equipped with an ensuite bathroom. One of the double bedrooms features an ensuite bathroom with a shower, while another boasts an ensuite bathroom with a tub and separate shower. The third bedroom is a twin room with an ensuite bathroom equipped with a shower. This floor also includes a large living room with a fireplace and access to the loggia.
The top floor hosts a bedroom with a double bed and an ensuite bathroom.
It's important to note that although San Donato has been completely restored, it retains its ancient structure, making it unsuitable for individuals with walking difficulties. The ground floor, where the kitchen, dining room, and one bedroom are located, spans different levels, and access to the top floor bedroom is 10 cm lower than usual.

We can hold dates for you for 48 hours while you make sure everything lines up, then you simply pay the deposit (30% of total) to secure your booking. The balance will then be due 10 weeks before you travel.

Many local administrations now charge a “Tourist Tax” for people staying in rented accommodation and these vary from town to town. The charges are generally per person per night with a maximum number of nights, usually around 5 but sometimes 7, beyond which they will not charge. The charges range between 50 cents to 5 euro. Children are sometimes included, sometimes not and these charges should be collected by the property owners.
