Poggetto is a Tuscan farmhouse for 16 guests, close to the Mediterranean coast, and next to the famous wine-producing area of Bolgheri. The house is in a beautiful position, with panoramic views all around towards the beautiful Tuscan countryside, and the nearby villages of Guardistallo, Montescudaio, Casale Marittimo.
The house has a private swimming pool that can be heated if required, and there is a large panoramic terrace with a barbecue, perfect for alfresco meals and relaxing. With the coast only 13 km away, plenty of excellent SuperTuscan wineries within easy reach and lots of good restaurants in the nearby villages, this is the perfect base for a family holiday, whether exploring Tuscany or staying closer to the house. The climate is perfect from April through October and Winter is usually very mild.
The villa is on two levels and is approximately 600 square metres. It can host 16 people in two apartments, each with 4 bedrooms with ensuite bathrooms.
The two apartments are independent, but can be connected by an inside staircase. 5 extra beds can be added for a total of 21 guests.
On the ground floor (appr 300 sq mts) there is a large lounge room with tv area, a dining area, kitchen and 4 double bedrooms, all with private bathroom with shower. The kitchen and areas downstairs are ideal for 16 people. An inside staircase leads to the upper floor (appr 290 sq mts). This has a kitchen with view, dining area, lounge, 4 bedrooms with 4 bathrooms ensuite and an extra courtesy bathroom. AC in all the rooms.

The house is on the Etruscan coast, south of Pisa and Livorno and heading towards Grosseto and eventually Rome. It's a coast of Natural Parks, beautiful hill towns and frescoed Etruscan tombs, as well as of the SuperTuscan wine area, centred around Bolgheri.
There are many interesting villages to visit, such as Montescudaio, without doubt one of the most beautiful towns in the Pisa area, or Ripabella and Casale Marittimo.
The famous cities of Tuscany are not far either, with Lucca and Pisa within very easy reach.

We can hold dates for you for 48 hours while you make sure everything lines up, then you simply pay the deposit (30% of total) to secure your booking. The balance will then be due 10 weeks before you travel.

If you simply need to change your dates please let us know: we can often modify your booking rather than cancelling outright.
Many local administrations now charge a “Tourist Tax” for people staying in rented accommodation and these vary from town to town. The charges are generally per person per night with a maximum number of nights, usually around 5 but sometimes 7, beyond which they will not charge. The charges range between 50 cents to 5 euro. Children are sometimes included, sometimes not and these charges should be collected by the property owners.
